What is the difference between Property Management and Property Maintenance?Bamro 4
Property Management looks after your apartment in terms of security, meeting your guests, cleaning and laundry etc.
Property Maintenance is for the common areas of the block / complex - responsible for ensuring all the common areas operate to the owners expectations.

Should I use the Property Management Services of the complex to look after my apartment for me?
If you feel that you can trust them 100% with your investment, then this might be a simple solution. However please bear in mind that many block management companies have been engaged by the developer and sometimes find it difficult to see the difference between their property and yours. In other words they will borrow items of yours to replace broken items from other apartments as they do not see the difference. Some have also been caught letting out apartments without the owners permission or knowledge.

How can I check if my apartment is being used without my permission?
Always ensure that you have regular readings of your water and electricity meters. If the apartment is being used without your permission you will see this in the meter readings. You can ask your property management company to take these reading for you. This will also mean that they are well aware that you are keeping an eye on things. Your Electricity bill and water bill will confirm the readings are correct.

Will my property management company source rentals for me?
Many claim that they will. However the market here in Bansko is still very young and although many guarantees are given, not many actually live upto their promises. In our experience the owners who achieve the highest level of rentals are those that advertise their own apartment on site such as Holidaylettings.co.uk or Banskoroyaltowers.eu. Do not allow yourself to be duped by promises of many weeks bookings. Remember that it is not difficult to fill the Christmas and New Year weeks and also the Half  term weeks. So why pay someone a large percentage commission do exactly what you can do with very little effort.

Which is the best property management company for our circumstances?
It will be important to you to ensure you select the correct property management company for your needs. Things to think about are trust, communications, flexibility, costs and quality.

TRUST:  It goes without saying that the relationship between yourselves and your property management company should be based on 100% trust. Without this neither party will ever feel confident in the other. The best way of ensuring the correct selection is to do some research. COMMUNICATION: Whilst you are back in the UK it will be important to you that all communications are answered immediately as there is nothing more frustrating than asking a  question about your apartment and not receiving a reply or receiving a reply that has not really understood the question. We pride ourselves in ensuring all emails are answered within 24 hours. Also the emails will be answered by either Natasha or Douglas, the Owners of Bamro and not someone who has no real interest in the quality of the service.

FLEXIBLY: All Property Management companies will have a services list (please log on to enable you to view ours) but the important thing is how flexible will they be when it comes to unseen requirement. We believe that we are 100% responsible for your apartment while you are not here and will respond to all requests. i.e Can you arrange a carpenter to put up a wardrobe? - Yes. Can you take a picture of my electricity meter? - Yes. Can you open the apartment for an estate agent to view it? - Yes. There are many times we visit an apartment for other reasons than appear on the services list.

COSTS: We realise especially now that all suppliers need to keep their costs to a minimum. We have studied the market here in Bansko and we know that out of the main Property Management Companies in Bansko, we still remain the most competitive. We manage this by keeping our costs to a minimum. We also run a UK bank account to avoid bank transfer fees to Bulgaria.

QUALITY: Our good name rides upon the quality of service that we provide. Everything is checked and double-checked and no short-cuts are taken. It is important to us that when you or your guests arrive that the apartment is clean and warm, that the water has been turned on and the fridge switched on. If there is any kind of problem we will immediately respond at any time of the day or night and once the apartment has been vacated we will ensure that all heating is switched off or reduced to frost-setting (depending on the temperatures) and that the apartment is cleaned and laundered ready for your next visitors. We are happy to meet your guests on arrival to introduce them to your apartment, orientate them to Bansko and answer any questions they may have. We will also exit your guest to ensure everything is ok with your apartment and that they have had a great stay. From Bamro we guarantee attention to detail at all stages.

OK, I have made a decision - What now?
Once you know who will be managing your apartment they will send you some new client details to complete and some may ask for a deposit. (Bamro do not ask for a deposit).

We would recommend that you ask the Property Management Company to:
1) Change your locks to your apartment.
2) Take all the meter readings. Electricity, Hot Water, Cold Water and Heating if appropriate
3) Confirm that your local taxes have been paid.
4) Take a full inventory of all items in the apartment, including all bedding / towels etc.

Once the above has been done it is just a matter of keeping in contact from time to time and advising your management company of any guests who are coming over to stay in your apartment.
